Timeline: Site work through move-in commonly runs nine to eighteen months by scope. Each inspection stage is scheduled by our office before the previous one closes.

Every New Construction project starts with a free site visit and a written estimate: scope, line items, material allowances, and a calendar built from what we actually saw on your property — not a number guessed over the phone. Change orders show up when you change the scope; if we overlooked something during our own walkthrough, correcting it is on us. Payment follows completed milestones rather than large up-front sums — California caps residential deposits at 10% or $1,000, and our contracts hold to that to the dollar. When the work is finished we walk it with you room by room against the written scope, close out the permit record, and leave the site clean. After move-in, one phone call reaches the same office that ran your project — the people who wrote the estimate answer the phone, not a new estimator starting from zero.
